PROPERTY HIGHLIGHTS:

• Amazing country....and pretty much undiscovered! Just 50 miles from Reno and 40 from Truckee it's in the heart of some of the best outdoor country California has to offer. Close by are the headwaters of the Feather River, the Lakes Basin, Lake Davis, Frenchman's Lake, and hundreds of miles of mountain trails. The Sierra Valley is home to and on the migration route of countless varieties of geese, ducks, and other birds.
• Camp is really set up for extended stays! The barn has living space including a kitchenette, bathroom, wood stove, and a large upstairs loft with a deck overlooking the Sierra Valley. Also downstairs is a garage sized storage space including a walk-in freezer for hanging game. Propane tanks and generator provide power.
• The water system is well thought out with its well, windmill, gas engine (for when there's no wind,) electric pump, and 5000 ga storage tank with gravity flow lines to the barn and for irrigation. The former owner had a few apple trees and some alfalfa planted.
• Nice stand of mixed conifer including pine, fir, and cedar as well as various deciduous trees including oak, as well as native vegetation of all kinds make this an ideal wildlife habitat for deer, bear, cougar, quail, dove, etc.
• Property has not been used for several years and needs some TLC but probably wouldn't take much. It's clean with all debris having been hauled off. It is being sold "as-is."
