PROPERTY HIGHLIGHTS:

• This 1435 +/- acre property is located in Northeastern California in Lassen County. The ranch is in the Big Valley area where the counties of Lassen, Shasta, Siskiyou, and Modoc meet and is about 6.5 miles from the town of Beiber, 7 miles from Adin, 9 miles from Nubieber, and 11 miles from Lookout.
• The ranch consists of nine parcels. It is zoned Agriculture Preserve and is enrolled in the Williamson act. Primarily flat with nice views of Big Valley and spectacular views of Mt. Shasta (14,179 feet) and Mt. Lassen (10,470 feet). The ranch is at 4200 ft elevation & has year round access and is off a county maintained road.
• Recently drilled a new well that has transformed the ranch. It now has the water to really become an alfalfa and grain ranch. In addition, the ranch has winter water rights from Silva Flat Reservoir that yields about 228 acre feet. This is a gravity flow system.Ranch also has several ponds with booster pumps and other wells that are currently not being used.

• There is about a ¼ of a mile of hot springs stream that originates on the neighboring parcel right out of the ground at boiling temperature.It is known as the Kellog hot springs.
• Another larger warm slough, "Ash Creek," runs through the ranch for almost a mile and provides water for the livestock during the winter time.
• Double wide mobile home (1560 sf) for the current caretaker. There is also a guest mobile for the owners when they come up. A nice large 160 X42 ft hay barn and 52 x 75 ft metal shop with partial concrete floor,a set of corrals, squeeze chute and several out buildings.
• The property's alignment with the Ash Creek Wildlife and the Modoc National Forest allows views of a lot of game; bear, deer, coyote, badger, and antelope. There are three species of big game hunting, antelope, Mule Deer and Rocky Mountain Elk. The mule deer are here year round, but come in heavy during May fawning season. If you are lucky enough to get a tag, you can go to Modoc National Forest and get a Rocky Mountain Elk.
• For the water fowler, Modoc County has some of the best waterfowl staging areas in North America. Tule Lake and Lower Klamath refuges hold superior numbers of Western waterfowl starting in September, and come October, this little basin is a duck and goose hunter's paradise.
• For the angler, the real gem of the area is Eagle Lake. The lake, only 55 miles from the property, is famous for its special species of trout. The eagle lake trout are big, bold and tasty. Anglers from throughout the West Coast annually flock to Eagle Lake with hopes of catching this great-tasting fish. Trolling is the most popular method of luring in the trophy trout.
• The current owner is running about 90 head of fall calving cows on the 900 acre mountain piece. There are 400 acres deeded and 500 acres BLM, one fence. The BLM grazing land is for 33 cows from May to October.
